Service Level 1 - Basic (find and set up renter - no monthly management)
- - Personally evaluate the rental property on location. Includes a detailed questionnaire to acquire complete information and photographs.
- - Research and determine an accurate monthly rental fee. List inclusions and exclusions.
- - Advertise on 4-5 of the top rental based websites in Canada.
- - The listing would include full details, colored photos and terms of the contract.
- - All applicants would contact our office and complete a short qualifier questionnaire.
- - Meetings would be set up accordingly. Preferably, more than 2-3 applicants at one time.
- - A complete background check and reliable references will be examed and in turn determine the qualifications of the applicants.
- - The OWNER will ultimately choose the tenant with our recommendations. We will hold no legal responsibility or obligation for the choice of tenant. Our due dilligence to our client holds true, our recommendations are that and that only.
- - The contract will be provided for the landlord/tenant relationship. The contract will be completed by us and we will ensure all documentation is collected from the tenant. We will also ensure all parties receive copies via email.
- - Once the move-in date is determined and fulfilled, our obligations and duties will be concluded.
- - $495.00 CDN Payable at the time of agreement.
Service Level 2 - Comprehensive (Level 1 PLUS monthly maintenance)
- - Personally evaluate the rental property on location. Includes a detailed questionnaire to acquire complete information and photographs.

- - Advertise on 4-5 of the top rental based websites in Canada.
- - The listing would include full details, colored photos and terms of the contract.

- - Meetings would be set up accordingly. Preferably, more than 2-3 applicants at one time.
- - A complete background check and reliable references will be examed and in turn determine the qualifications of the applicants.

- - All property expenses/obligations (outlined in the rental contract) will be repaired and facilitated through us, and all expenses will be paid by the owner of the property.
- - Any payment issues or NSF cheques will be handled by us, and ultimately resolved.
- - If the tenant breaks the contract and doesn't fulfill their obligation to the owner of the rental property a fee of $250 will be charged to the owner to find another tenant.
- - $495.00 CDN Payable at the time of agreement.
- - $195.00 CDN Payable monthly for the duration of the rental contract on the first of each Month.
Service Level 3 - Comprehensive (monthly maintenance PLUS RENTER PROTECTION)
- - Personally evaluate the rental property on location. Includes a detailed questionnaire to acquire complete information and photographs.

- - Advertise on 4-5 of the top rental based websites in Canada.
- - The listing would include full details, colored photos and terms of the contract.
